She wants to make several alterations in the rooms to which the lessor has already been agreed, but once the lease has been awarded, the lessor refuses to make so many alterations in the building, as a result of which Ms Jones wants to end the lease. You, as a real estate agent, have been given a job to document the request of the lessee to terminate the lease and clarify the circumstances requiring termination. Analyse lease documentation to verify conditions of termination and confirm lessor and lessee responsibilities. Inform lessor regarding the termination of the lease agreement. Notify lessor and lessee of responsibilities and obligations associated with lease termination. Consult with the lessee to monitor satisfactory completion of make-good requirements. Conduct and document property inspection to verify outgoing property conditions according to terms and conditions of the lease.
